Mortgage Options

100% Financed Mortgage
  • Who should consider: Ideal for first-time home buyers and buyers interested in putting no money down.
  • Product features:
    • 100% loan value, 15 & 30-year fixed rate terms, Private Mortgage Insurance (PMI) is required, and you must apply through one of our mortgage representatives.
    • Pre-approval up-front cost is $95, full approval up-front cost (including appraisal) is $345.
    • Sellers can pay 3% of closing costs, if desired.
    • You must have at least $500 of your own funds OR 3% of the closing costs, which can come from a family gift, grant, employer-assisted housing fund or unsecured personal loan from a relative.
    • This product is not available in North Dakota and Vermont..
  • Financing options: Up to 100% financing on purchases to qualified buyers.

Adjustable Rate First Mortgage (ARMs)
  • Who should consider:
    • First time homebuyers - ARM loans generally have lower interest rates than fixed rate mortgages, making monthly payments much more affordable for a new homeowner.
    • Move-up homebuyers - If you've outgrown your existing home, an ARM loan with a lower interest rate can allow you to buy more house for your money.
    • Relocation homebuyers - If you know that you'll be selling your home within the next 3-7 years, take advantage of the interest rate savings of an ARM loan.
  • Product features: Adjustable rate with a 2% annual cap and 5% lifetime cap
  • Financing options: Up to 95% financing for purchase loans based on the lower of the sales price or appraised value.
Fixed Rate First Mortgage
  • Who should consider: Ideal for first-time home buyers, growing families who need a larger home and retirees who prefer a fixed monthly payment
  • Product features: Fixed principal and interest payment over the life of the loan
  • Financing options: Up to 100% financing for purchases to qualified buyers. Up to 95% financing on purchases (based on the lower of the sales price or appraised value).
Second Home/Investment Mortgage
  • Who should consider: Great option for members seeking a vacation home at the beach or in the mountains or even considering buying property for an investment.
  • Product features: Competitive interest rates
  • Financing options: Up to 95% financing on the purchase of a second home. We offer 80/20 second home in NC, SC, TN, VA, FL and OH only. Up to 95% financing for refinances on a second home without cash back and up to 90% with cash back. Up to 90% financing on the purchase of an investment property and up to 85% with cash back. Investment loans are available in NC, SC, TN, VA, FL, and OH.
Residential Land Loans
  • Who should consider: For those looking for their future dream house or second home
  • Product features: Variable interest rates with convenient terms up to 12 years. Available only in NC, SC, TN, VA, FL, and OH.
  • Financing options: Up to 90% financing on purchases (based on the lower of the sales price or appraised value) on platted lots in a recorded subdivision. Up to 80% financing on purchases (based on the lower of the sales price or appraised value) on acreage.
